11TH MONTH / 1ST YEAR INSPECTION
Most builders will give you a one-year warranty after you close on your new home. Like a new car, you should get a thorough inspection before this valuable warranty benefit runs out. With the high cost of building a new home, spending money on repairs Should Not be on You. Approximately 11 months after closing, you should schedule a warranty inspection. This inspection will be based on a normal home inspection which will include all the major components of your new home. It is not uncommon for me to find safety hazards and defects that developed during the first months of occupancy.

Once the report is completed, you can use this document to request repairs, as well as, address any safety concerns. One defect under warranty could easily pay for this inspection. Some of these issues might be small now but could cause a more serious and costly problem later.
