A scope tailored to the property

Depending on the agreement, the inspection may address the site, parking and walkways, exterior envelope, roofing, structural components, accessible interiors, electrical distribution, plumbing, heating and cooling equipment, life-safety observations, and other installed systems. The inspection is visual and noninvasive and focuses on readily accessible conditions.

Specialized systems such as elevators, fire alarms and sprinklers, commercial cooking equipment, process machinery, environmental concerns, telecommunications, security, accessibility compliance, and complex roofing or HVAC may require separate qualified consultants. These services are not assumed to be included unless specifically written into the scope.

Identify deferred maintenance and priorities

Commercial reports may document active leakage, roof deterioration, damaged cladding, pavement or drainage concerns, electrical hazards, plumbing deficiencies, HVAC condition, damaged interior finishes, unsafe stairs or guards, and maintenance that has been postponed. The report can help a client create a preliminary list of immediate concerns, short-term repairs, and longer-term planning items.

The inspection does not produce a property condition assessment reserve schedule, engineering analysis, environmental site assessment, code certification, or guaranteed repair budget unless those services are expressly contracted through appropriately qualified providers.

Information needed before quoting

To prepare an appropriate proposal, Friendly Home Inspections needs the property address, building use, approximate square footage, number of structures, construction type or age if known, occupied or vacant status, transaction type, inspection deadline, and client objectives. Provide available floor plans, roof information, maintenance records, prior reports, tenant restrictions, and contact information for access.

Larger or complex properties may require additional inspectors or specialists. Pricing is based on scope and complexity rather than a simple residential fee.

Access and safety planning

The client or authorized representative must arrange access to roofs, electrical rooms, mechanical areas, tenant spaces, utility rooms, and other included locations. Keys, escorts, security procedures, roof hatches, and operating permissions should be confirmed in advance. Equipment is operated only when normal controls are available and doing so appears safe.

Occupied businesses may require scheduling around operations. Restricted or inaccessible areas are documented, and a return visit may be recommended when the limitation affects important information.

A clear commercial report

The report contains photographs and written observations organized by building system or area. When specialist evaluation is appropriate, the report identifies the relevant discipline. Clients can use the report as one part of due diligence alongside leases, surveys, title work, financial analysis, environmental reviews, code research, and contractor estimates.
